At the start of your project an Interior Architecture team member will visit your property to access your space in its current condition, take accurate measurements, and identify prominent limitations in order to complete a revised floor plan that better suits your lifestyle and functionality needs.  Every inch in New York counts!  They will collaborate with our Interior Design team to create a renovated layout that maximizes your space to its fullest potential.

Our Interior Design team takes great care in getting to know you, gaining a deep understanding of your values, and how you will function and feel in the space. Tile Cutting & Installation is an art. Whether you are doing a traditional subway tile backsplash or a 10 piece mosaic art installation, having experienced craftsmen who take pride in their work will ensure your design comes out as you intended it. Templating, cutting, finishing, and installing stone is a very technical and detailed process.  We’ve vetted the professionals that get the job done.  You could spend a lot of money on stone and tile materials but without the right stone fabricator and tile installer, your investment will be spent for nothing.

Whether you own or rent a property, and are renovating a commercial or residential space – your building requires specific plans, construction documents, and electrical load letters/analysis in order for you to begin a renovation.

Taking down a wall or reconfiguring your entire space? We’ve got you covered. We will make sure your plans are code compliant, and aren’t missing important information that could cost you extensive delays and expensive add-ons from missing information.

If you hire us to handle the whole process and we forget to put something on the plans that ends up costing you an additional surprise expense WE WILL COVER THE COST.

This part of the process is one of the most underestimated steps in your project. There are 100’s of items that need to be purchased for your project to reach completion, having them arrive too early or too late can result in damages and delays. Not understanding what you are purchasing results in incorrect purchases, that cost you time and money.

Having a dedicated purchasing manager saves you TIME > MONEY > HEADACHES. You can guarantee that items will come damaged, missing parts and pieces. Having someone deal with this part of the process will save you time ordering, scheduling deliveries, dealing with returns and exchanges and will keep your project moving.

Our Project Managers ensure your design does not get lost during the construction phase. Many times contractors and other tradesmen will take shortcuts or make decisions based on site conditions that impact the final result. If design changes are necessary, the project manager identifies the best possible solutions to achieve the final results you expect.

Our team keeps your project on time and you’ll know that someone is present making sure things go the way they should and the right decisions are being made in your favor.

The DOB requires a licensed expeditor to fill out permit paperwork and submit it anytime you need a permit. This process can be lengthy and extremely expensive. Our long-standing relationships and high annual volume with expeditors means we receive accelerated service and special rates – prices we pass on to you.

Whether you know what permit you need or you need help figuring it out, SmartDesign will get it done. We will provide you with the information you need to make educated decisions and we take care of the rest after that.

You might not know this as a vast majority of clients and inexperienced contractors who engage in a buildout don’t realize (until the very end of a project) that there are special inspections that the DOB requires when certain permits are pulled. These inspections could be pricey and cause you delays. We have this planned out from the very beginning to avoid delays and get you the best rates.

Just when you think you’re home free. There are several inspections that are required by your building, management company, and the DOB. We schedule the inspections from all the different trades (electrical, plumbing, construction, architect) and provide the final sign-offs required.
